Mumbai: MMR Land Deals 2025 underline a strong resurgence in developer confidence, with the Mumbai Metropolitan Region (MMR) emerging as India’s most active land market during the year.

According to ANAROCK Research, MMR closed 32 land deals covering over 500 acres in 2025, accounting for more than 13% of the total land transacted nationwide.

While the number of transactions was marginally lower than in 2024, the overall land area transacted across India in 2025 significantly surpassed the previous year.

In comparison, 2024 saw at least 30 land deals in MMR spanning over 607 acres, while India overall recorded 133 deals for 2,514+ acres. In 2025, the country closed at least 126 land deals covering over 3,772 acres, reflecting a notable increase in land volume despite a slight dip in deal count.

Developers’ renewed appetite for land was driven by stronger balance sheets, disciplined underwriting, and improved visibility on housing demand, commercial absorption, and infrastructure-led growth, according to the report.

MMR Land Deals 2025 Highlight Multi-Sector Development Momentum

Commenting on the trend, Anuj Puri, Chairman – ANAROCK Group, said that MMR Land Deals 2025 stood out for both scale and diversity of planned developments.

He noted that MMR led the country in the number of land deals, with planned projects spanning residential, commercial, data centres, industrial parks, and plotted developments.

Nationwide, land acquisition activity in 2025 extended beyond luxury housing, with integrated townships, plotted developments, industrial parks, data centres, and mixed-use projects dominating acquisition strategies.

MMR Land Deals 2025: National Overview

Of the 126 land deals closed across India in 2025:

  • 96 deals covering approximately 1,877+ acres are proposed for residential development, including plotted developments, townships, and luxury villas
  • 597+ acres across 4 deals are earmarked for Industrial & Logistic Parks
  • 8 deals covering around 1,046 acres are planned for mixed-use developments
  • 12 deals spanning about 79.6 acres are designated for commercial spaces and data centres
  • Over 120 acres across 3 deals are earmarked for retail and warehousing
  • 3 deals covering approximately 51.25 acres have an undecided development purpose

City-wise Breakup: MMR Leads, Bengaluru and Pune Follow

Among India’s top seven cities, MMR Land Deals 2025 recorded the highest land area and deal count, with 500+ acres transacted across 32 deals.

Despite sharp land price appreciation in recent years, developers continued to prioritise prime assets in the region.

  • Bengaluru followed with 27 deals covering 454+ acres, accounting for about 12% of the total land area transacted in 2025. The deals were largely aimed at residential projects, including villas and plotted developments, along with commercial and warehousing assets.
  • Pune recorded 18 deals spanning 308.49 acres, proposed for residential, mixed-use, township, retail, and Industrial & Logistics Park developments.
  • NCR saw 16 deals covering approximately 137.22 acres, spread across Gurugram, Noida, Delhi, Greater Noida, and Ghaziabad, earmarked for residential, commercial, and mixed-use projects.
  • Hyderabad closed 9 deals for a cumulative 57 acres, all proposed for residential development.
  • Chennai recorded 8 deals covering 121.85 acres, proposed for Industrial & Logistic Parks and residential projects.
  • Kolkata saw no land deals in 2025.

MMR Land Deals 2025: Tier 2 & 3 Cities See Large Land Parcels Transacted

Tier 2 and Tier 3 cities together accounted for at least 16 land deals covering 2,192.8 acres in 2025. Ahmedabad led this segment with 3 deals spanning 603 acres, followed by Amritsar, Mysore, Nagpur, and Vadodara, with two deals each.

Proposed developments across these cities include residential projects, plotted developments, mixed-use formats, Industrial & Logistic Parks, and retail assets.
